Real Estate Transaction

Horing Welikson Rosen & Digrugilliers, P.C. maintains a thriving real estate transaction practice, consisting of representation of parties in residential and commercial closings, drafting and review of leases, and representation of cooperative and condominium boards throughout the state.

Real Estate Closings

Our firm represents not only sellers and purchasers in residential real estate closings, but we also provide legal counsel to lending institutions (i.e., banks or mortgage companies) and cooperative boards of directors in these transactions. The firm negotiates contracts of sale, riders, commitment letters and loan documents, reviews title reports and resolves impediments to obtaining clear title, prepares and reviews closing disclosure agreements and other loan documents for lending institutions, advises clients on the rights and obligations under the real estate contracts and is available at every step of the closing process.

Leases

The department also prepares and reviews residential, and commercial leases for landlords and commercial tenants alike. We take an aggressive approach in the negotiation process of these contracts in order to ensure that your interests are preserved and safeguarded should future litigation arise.

Cooperative and Condominium Boards

We have also served as counsel to cooperative and condominium boards, assisting in the transfer of ownership interests, stock transfers, trust review, proprietary lease analysis, negotiation of service contracts and amendment of by-laws, offering plans and house rules, and representation at board meetings, as well as in other underlying corporate matters.
